HAMILTON, Ontario – October 11, 2026 – A reverse mortgage calculator for Canada that asks for no personal information has been published by an independent Ontario mortgage brokerage, for homeowners aged 55 and over who want a number before they want a conversation.
The calculator asks for the homeowner’s age and the home’s approximate value and returns an estimated range of what a Canadian reverse mortgage could provide. It does not ask for a name, an email address or a phone number, and nothing is submitted anywhere to see the result.
The reverse mortgage calculator is built around the single factor that drives the answer, which is age. The share of a home’s value available rises as the borrower gets older, from a lower band in the mid-fifties toward the market’s top tier for borrowers in their seventies. The page shows how the figure changes across that range, so a homeowner can see what waiting a few years would do as well as what today looks like.
“Every calculator I could find wanted a name and a phone number before it would show a number. That is a lead form dressed up as a calculator. People are entitled to run the numbers in private,” said Richard Hopkins, Mortgage Broker, licence M16000896.
The page is deliberate about the limits of any reverse mortgage calculator:
The result is a range, not a quote. Lenders differ in what they will advance at the same age, and a real offer also depends on the property type, the location and the lender’s own appraisal.
An appraisal can move it. A homeowner’s estimate of their home’s value and a lender’s appraised value are not always the same number.
Existing debt comes off the top. Any existing mortgage or home equity line of credit is paid off and closed from the proceeds, so the cash that reaches the homeowner is what remains afterwards.
The page also answers the questions homeowners ask immediately after seeing a number: what happens to monthly payments, which is that there are no required monthly mortgage payments; and what paying a reverse mortgage off early would cost, which differs by lender in both size and structure.
Reverse mortgages let Canadian homeowners aged 55 and over borrow against their home, with the balance repaid when the home is sold, when the owners move out, or after the last borrower passes away. A borrower can never owe more than the home is worth when it is sold, provided the terms of the mortgage are kept.
The calculator is published by Richard Hopkins, a Mortgage Broker (licence M16000896) with Dominion Lending Centres Homestead Financial, an independent Ontario brokerage licensed by the Financial Services Regulatory Authority of Ontario (brokerage licence #11711).
